Roofing Service Areas Around Sarasota

Every community here has its own housing stock, exposure and permitting office. Choose your area to see what we plan for when replacing a roof there.

Key takeaway: the short answer

Our service area is a group of 12 communities: Sarasota plus Siesta Key, Palmer Ranch, Gulf Gate, Bee Ridge, Lakewood Ranch, Bradenton, Longboat Key, Osprey, Nokomis, Venice and North Port. Your roofing permit comes from the city, town or county your home is in, not your mailing address, and the licensed contractor doing the work pulls it.

Who this is for: Homeowners in and around Sarasota who want to know whether we serve their address and what is different about replacing a roof where they live.

Permits

Which Office Issues Your Permit?

Roofing permits come from the jurisdiction your home is in, which isn't always obvious from the mailing address. Homes inside City of Sarasota limits are permitted by the City; much of the surrounding area is unincorporated Sarasota County; and most of Lakewood Ranch is in Manatee County. The Cities of Bradenton, Venice and North Port and the Town of Longboat Key run their own building departments.

The right office is confirmed for your address, and the licensed contractor pulls the permit.

FAQs

Service Area Questions

What if my town isn't listed?

Ask when you request your estimate. If your address is near one of these communities we may still be able to help, and if not we'll tell you straight away.

How do I find out which building department permits my home?

It depends on whether the property is inside city or town limits, not on the mailing address. Your county property appraiser record shows the jurisdiction, and we confirm it for you during the estimate.

Do coastal and inland homes need different roofs?

Often, yes. Homes on the barrier islands and near the bay face more wind and salt air, so fasteners, flashing and any metal need to be rated for coastal exposure. Inland homes deal more with heat, trees and drainage.
